Buying a home in Quebec

  • Transfer duties (“welcome tax”) are set by each municipality on brackets indexed every year, and Montreal adds higher brackets for expensive homes. Ask your notary for the exact amount for your municipality.
  • 9% tax on the CMHC premium, paid at closing.
  • Closings are handled by a notary, usually $1,500 to $2,500.

Because the welcome tax varies by municipality, this calculator doesn’t include it yet; it’s on our roadmap.

Frequently asked questions

Not yet. Quebec transfer duties vary by municipality and are indexed yearly; we will add them once we have verified the official tables.

Is CMHC insurance taxed in Quebec?
