  • Land transfer tax from 0.5% to 2.5% of the price, due at closing. First-time buyers get up to $4,000 back.
  • 8% retail sales tax on the CMHC premium, paid in cash at closing. On a $20,000 premium that’s $1,600.
  • Toronto buyers pay a second, municipal land transfer tax: use the Toronto mortgage calculator.
  • Non-residents pay an additional 25% Non-Resident Speculation Tax province-wide.

On a $750,000 home outside Toronto, Ontario land transfer tax is $11,475, or $7,475 for a first-time buyer.
